Making Offers

Well, here's an update on house hunting. We have put out a few offers recently. Don't get too excited yet--one of them was taken by an investor who paid cash, and the other is still pending. The one that is pending is just as good; ie, great neighborhood, safe feeling, quiet, central location, hardwood floors, kitchen needs some work, overall decent amount of space and storage. It's a little more than we originally budgeted for, but I think it's worth it. We'll have to really look at our monthly expenses if we get accepted.

We're not holding our breath on getting this one--it's just such a crap shoot right now with people making cash offers and taking perfectly good properties off the market. We probably won't get our heart set on anything until we've closed escrow and have keys in our hands! But we're definitely not discouraged yet. We've only been looking for one month and we've got a lot of fight in us yet. There are new properties coming available all the time, so we'll keep hoping and looking.

Lindsey, from a person who has a lot of experience buying and selling homes (just because we move A LOT) you are wise to not get too attached to any one property. It puts you in a position of offering the asking price and not getting the best deal you can.

The housing market is still resetting after that HUGE, historically unprecedented bubble. Housing prices will not recover for a long time so the better deal you can get, the better off you will be. These "investors" are living in la la land if they think this is going to turn anytime soon.

Offer MUCH less than they are asking and wait. Be patient and you will get an awesome deal.
